How Can You Tell When It's Time to Replace a Furnace, Boiler or AC Unit?

Most people would agree there's little that contributes more to comfort in your home than the ability to stay warm in the winter and cool in the summer. Because of the comfort your HVAC system provides, it's a priority — you change the filters regularly, perform all routine homeowner maintenance, and ensure all necessary repairs are made in a timely manner. But almost nothing lasts forever — the same holds true for your HVAC system. It's important, then, to know when it's time to replace your furnace, boiler or air conditioner.

Here's something that most people don't know, though — your home heating and cooling systems are designed to work together. For that reason, there can be significant benefit to replacing both your AC unit and your furnace/boiler at the same time. For example, if you install an AC unit with larger capacity, installing a furnace that complements your AC unit can increase airflow and lead to reduced energy costs. It can also help you avoid the cost of replacing your coil, typically a homeowner expense, as most manufacturers don't offer warranties on "coil-only" replacement. Furthermore, there are new systems available on the market that are more efficient than units manufactured just 10 years ago. Accordingly, if it’s time to install a new furnace or boiler, it’s also time to install a new air conditioning unit.

At NJR Home Services (NJRHS), we understand the importance of protecting your home heating and cooling systems. This page answers important questions to help you proactively monitor your heating and cooling systems and make the right decisions.

Getting back to the central question — when will you know it's time to replace your HVAC system. It's an important question, because you don't want to install a new unit when there's still plenty of useful life in the one you have. But you don't want to keep putting it off and end up throwing away money fixing a unit that's on its last legs.

What Are the Indicators that an HVAC System May Need to Be Replaced?

As your system starts to age, look for any of the following signs your system may need to be replaced:

  • Your energy bills have risen significantly with no corresponding change in the weather. Your furnace, boiler or air conditioner may become less efficient as it reaches the end of its useful life.
  • Have you paid for more than one major repair in the last two years? It's not uncommon to require repairs to your HVAC system. After all, there are a lot of moving parts. But a couple major repairs, or even a significant number of minor repairs, over a two-year period may indicate it's time for a new unit.
  • Your heating system or boiler is squealing, clanging, coughing, whistling, wheezing or rattling.
  • Is your blower running all the time? A continually running blower may be a sign of other, more serious problems. It's always smart to have your system checked.

How Long Should I Expect My Water Heater to Function Efficiently?

As much as you want to stay toasty in the winter and cool in the summer, you want to know there will be hot water when you need it – for a hot shower in the morning, to do laundry or run the dishwasher. Your water heater, like your furnace or your air conditioner, is made of moving parts and won't last forever.

How Do You Know When a Water Heater Needs to Be Replaced?

If your water heater is older, there are a number of telltale signs it should be replaced:

  • Problems with water temperature — If you have to wait a long time for hot water, or if it doesn’t get very hot, it can be an indication the unit needs to be replaced.
  • You observe water stains or other evidence of leaks – Check the entire body of the water heater to see if there are leaks or if there is dripping water anywhere. It may be a sign the integrity of the tank has been compromised.
  • Visible rust or corrosion on the water heater — Rust and corrosion are signs of age, but they're also an indication the metal in the unit is breaking down. This may mean it's time to replace the water heater.
  • An accumulation of sediment — Every water heater accumulates some level of sediment. The more sediment in the bottom of the tank, the less efficient your unit can be. Here's the best way to test if your water heater has a sediment problem: pour a glass of cold water and a glass of hot water and look at the two side-by-side. If the cold water is clear, but the hot water is cloudy, discolored or has floating particles, it may be an indication you need to replace the unit.
